Most leak sensors only detect water pooling underneath the device. The Aeotec sensor includes sensing contacts on both the top and bottom surfaces. This allows it to detect both standing water on the floor and water dripping from above.
For example, if a pipe fitting slowly drips onto the sensor before water reaches the floor, you’ll receive an alert sooner than you would with many competing sensors.
It’s a simple feature, but it’s genuinely useful.
Leak Detection Performance
In testing, the Aeotec Water Leak Sensor performs exactly as you’d expect from a premium Zigbee leak sensor.
Detection is fast and reliable, and SmartThings receives events quickly. Once water contacts the sensing terminals, alerts can be delivered immediately through SmartThings automations, notifications, or third-party platforms.
For vacation rentals and Airbnb properties, this speed matters.
The difference between discovering a leak after a few minutes versus after a few days can easily be thousands of dollars in repairs.
The sensor operates silently, which is actually a benefit for rental properties.
While some leak sensors include audible sirens, we generally prefer silent notifications in short-term rentals. Guests are not disturbed by unexpected alarms, while owners and property managers still receive alerts immediately.
Temperature Monitoring
In addition to leak detection, the Aeotec Water Leak Sensor also reports ambient temperature.
This feature is often overlooked but can be extremely valuable for remote property management.

The CR2 Battery Problem
This is the biggest reason the Aeotec Water Leak Sensor doesn’t earn our top recommendation.
Unlike many competing sensors that use AAA batteries, the Aeotec sensor relies on a CR2 lithium battery.
There’s nothing inherently wrong with CR2 batteries. They generally provide excellent battery life and reliable performance.
The issue is availability and maintenance.
When a battery eventually needs replacement, AAA batteries can be found almost anywhere:
- Grocery stores
- Hardware stores
- Convenience stores
- Drug stores
- Airport shops
CR2 batteries are far less common.
They’re also typically more expensive, which increases long-term operating costs when managing multiple rental properties.
For owner-occupied homes, this may not be a major concern.
For remote property managers and Airbnb hosts overseeing multiple locations, battery standardization matters. Using devices that share common battery types makes maintenance easier and reduces the likelihood of unexpected issues.
This single design decision is what keeps the Aeotec Water Leak Sensor from becoming our default recommendation.
Aeotec vs Third Reality WL2
The Third Reality WL2 remains our preferred leak sensor for most short-term rental installations.
The primary advantage is battery choice.
The WL2 uses AAA batteries, making maintenance simpler and less expensive over time.
Both sensors provide reliable leak detection and SmartThings compatibility, but the Third Reality sensor offers easier ownership over the long term.
If you’re starting from scratch, we’d generally choose the Third Reality WL2.
If you’re already using Aeotec products throughout your smart home, the Aeotec sensor remains a strong option.
Aeotec vs IKEA KLIPPBOK
The IKEA KLIPPBOK is another leak sensor we frequently recommend.
Like the Third Reality WL2, it uses AAA batteries and offers excellent value.
The Aeotec sensor feels slightly more premium in construction and offers the unique dual-sided sensing design.
However, the KLIPPBOK’s lower cost and simpler battery maintenance make it difficult to ignore.
For budget-conscious hosts building out multiple properties, the IKEA option is often the better value.

The only significant drawback is the CR2 battery.
