The ThirdReality Zigbee Motion Sensor (P1WMSA1) is a simple, inexpensive Zigbee motion sensor that works well for short-term rental automations where reliable motion detection matters more than advanced presence sensing.
This review covers the original ThirdReality Zigbee Wireless Motion Sensor (model P1WMSA1), not the newer ThirdReality Motion Sensor R1. The original model uses two standard AAA batteries, connects through Zigbee, and is rated by ThirdReality for motion detection up to approximately 20 feet and battery life of up to two years under typical use.
For a short-term rental, we like this type of sensor primarily for operational automations rather than security. Motion can be useful for turning lights on, shutting them off after an inactive period, triggering alerts in normally vacant areas, or helping determine whether part of a property is being used. Because it communicates through a Zigbee hub rather than connecting directly to Wi-Fi, it also avoids adding another device to the guest Wi-Fi network.
The sensor works with a broad range of Zigbee platforms, including SmartThings, Aeotec, Homey, Hubitat, Home Assistant, and compatible Amazon Echo devices. Setup is straightforward, and the use of standard AAA batteries makes long-term maintenance easier than sensors that rely on less common coin-cell batteries.
The main limitation is that this is a PIR motion sensor, not a true presence sensor. It can tell you that movement occurred, but it should not be used to determine with certainty whether a guest is occupying a room or property. For short-term rentals, that makes it best suited to lighting and operational automations rather than decisions that depend on confirmed occupancy.
