The Jinvoo Smart Water Valve is one of the simplest and least expensive ways we’ve found to automate an existing quarter-turn water valve at a short-term rental.

We’ve used and tested both the Zigbee and Thread versions of the Jinvoo valve, and it has performed surprisingly well. Installation is simple, SmartThings integration was straightforward, and the actuator has reliably opened and closed our valve throughout our testing.

The Jinvoo still isn’t our first choice for a rental property. We prefer the Zooz Titan Water Valve because it feels substantially more robust and is a product we trust more for a mission-critical application.

But the Jinvoo costs considerably less and takes up very little space. For hosts looking for an inexpensive retrofit solution, it remains a compelling alternative.

Our Experience With the Jinvoo Water Valve

We’ve tested the Jinvoo Smart Water Valve with SmartThings.

Pairing was straightforward, the valve was recognized without requiring an unusual device handler or complicated setup, and SmartThings exposed the basic open and close controls we needed for automation.

More importantly, the actuator has been reliable in our testing.

When commanded to open or close, it has consistently moved the existing quarter-turn valve through its full range of motion.

That’s the most important test for this type of device.

A smart water valve isn’t useful because it has an attractive app or an impressive feature list. At a short-term rental, it needs to reliably turn the water on before occupancy and shut it back off when the property is vacant.

So far, our Jinvoo has done exactly that.

Simple Retrofit Installation

One of the Jinvoo’s biggest advantages is that it installs over an existing quarter-turn ball valve.

You do not need to cut into the plumbing or replace the existing valve.

The actuator mounts around the pipe and positions its motorized arm over the existing valve handle.

Installation itself is simple, but alignment matters.

We found that the actuator needs to be centered carefully over the valve handle and tightened securely around the pipe. If the mounting position is off, the motor may not have the correct leverage to move the valve through its full range.

Take a few extra minutes during installation to make sure the actuator and valve handle move smoothly before relying on it remotely.

Once properly positioned, ours has worked reliably.

Why Water Valve Automation Matters at a Short-Term Rental

We don’t install smart water valves simply so we can turn the water off from our phones.

The real value is automating the valve around occupancy.

At a short-term rental, we want the water available when guests, cleaners, owners, or maintenance personnel are using the property.

When the property is vacant, we want the main water supply shut off.

A calendar-aware automation system can open the valve before a guest arrives and close it after checkout without requiring the host to remember anything.

That dramatically reduces the period when an unattended property sits pressurized with water.

The Jinvoo provides the basic open-and-close control needed to participate in that type of automation.

Where the Jinvoo Saves Money

Price is the Jinvoo’s biggest advantage.

Motorized retrofit valves can get expensive, particularly when you’re outfitting several rental properties.

The Jinvoo uses a relatively simple actuator attached to the property’s existing valve rather than replacing the plumbing itself.

That gives you remote and automated shutoff capability at a fraction of the cost of some more substantial valve controllers.

It is also compact, which can make it easier to install in mechanical rooms or other tight spaces where a larger actuator may not fit.

If we were automating several lower-risk properties or needed a compact retrofit solution, those advantages would make the Jinvoo worth considering.

How It Compares With the Zooz Titan

The Zooz Titan remains our preferred retrofit water valve for short-term rentals.

It feels more substantial, has a better mounting system, and is a product we have greater confidence in for long-term use on a critical piece of infrastructure.

The Jinvoo doesn’t feel as robust.

Its mounting hardware is simpler, and proper alignment is more important during installation. We also have less long-term experience with the product and manufacturer than we do with Zooz.

But the difference in cost is significant.

That’s why we view the Jinvoo differently from the Titan rather than simply calling one good and the other bad.

If we were protecting a property where reliability was the only consideration, we would install the Zooz Titan.

If space or budget made the Titan impractical, the Jinvoo is one of the inexpensive alternatives we would consider based on our experience.

Manual Operation During a Failure

The Jinvoo design includes a manual clutch that allows the actuator to be disengaged so the underlying valve can still be operated manually.

We consider that an important feature.

A smart water valve should never prevent an owner, cleaner, or maintenance person from manually controlling the property’s water supply if the actuator, hub, network, or power source fails.

Whenever we install an automated shutoff device, we want to preserve a clear manual recovery path.

What We Don’t Like

The Jinvoo does not feel as substantial or purpose-built as the Zooz Titan.

Its mounting system requires more care during installation, and correct alignment is important to make sure the actuator has enough leverage to operate the valve reliably.

We also have less long-term testing history with the Jinvoo than we do with our preferred alternatives.

Finally, Jinvoo has sold different versions of this product using different smart-home protocols. Buyers need to pay close attention to exactly which model they are purchasing because the connectivity and platform behavior may not be the same as the Zigbee version we’ve tested.

None of those issues have caused reliability problems with our test unit, but they are reasons we would still choose the Zooz Titan when budget and installation space allow.
