Honeywell T6 Z-Wave Thermostat

The Honeywell T6 Pro Z-Wave Thermostat is one of the better thermostat options for short-term rentals built around a Z-Wave smart home system.

It does not have the polished app experience or consumer-focused features of an ecobee or Nest thermostat. Instead, it focuses on reliable HVAC control, a straightforward touchscreen, flexible power options, and direct integration with a Z-Wave hub.

For rental properties, that simplicity is often an advantage.

The main drawbacks are that it does not provide the same built-in temperature limits and cloud-based alerts we like on ecobee thermostats, and the older TH6320ZW2003 model has now been discontinued. If you can source a current compatible version, however, the T6 Pro Z-Wave remains a very good choice for hosts who specifically want Z-Wave climate control.

Why Z-Wave Makes Sense at a Short-Term Rental

Unlike most modern smart thermostats, the T6 Pro Z-Wave does not connect directly to Wi-Fi.

Instead, it communicates with a compatible Z-Wave or Z-Wave Plus hub.

That means the thermostat can remain part of your dedicated smart home network rather than relying directly on the property’s guest Wi-Fi connection or a manufacturer cloud service for basic automation.

For hosts already using Z-Wave locks, switches, water valves, or sensors, keeping the thermostat on the same network can simplify the overall system.

It also gives your automation platform direct control over heating, cooling, mode, and temperature settings.

Simple Controls for Guests

The T6 Pro uses a large touchscreen with familiar thermostat controls.

That matters at a rental property.

Guests should not need an app, account, or instruction manual to change the temperature. They should be able to walk up to the thermostat, select heating or cooling, and make a normal adjustment.

The T6 Pro does this well.

It is not flashy, but the interface is predictable and easy to understand—which is exactly what we want in a rental.

Flexible Power and HVAC Compatibility

One of the T6 Pro Z-Wave’s strongest features is its flexible power configuration.

It can run from three AA batteries, a 24-volt C-wire, or both.

The thermostat supports many common conventional and heat-pump HVAC systems, including multi-stage equipment.

It does not support 120- or 240-volt electric baseboard heating, so compatibility should always be confirmed before purchasing.

Rental Automation

When connected to a supported Z-Wave platform, the T6 Pro can become part of a broader rental automation system.

Instead of relying only on a fixed weekly thermostat schedule, your automation platform can change temperature and HVAC mode based on actual reservation occupancy.

For example, a rental can move to an energy-saving temperature after checkout and return to a comfortable setting before the next guest arrives.

That approach is much better suited to short-term rentals than a traditional household schedule.

Where the T6 Pro Falls Short

The biggest limitation for us is the lack of the same built-in temperature controls and monitoring features available on some competing thermostats.

We particularly like the ability to establish reasonable guest temperature limits at short-term rentals. Without that type of control, a guest can potentially select extreme heating or cooling temperatures unless the connected automation platform provides another way to manage it.

The thermostat also does not provide the same standalone cloud app and alert ecosystem as an ecobee.
