Zooz Z-Wave Smart Home Review: Our Favorite Switches and Water Valve

Zooz has become one of our favorite smart-home manufacturers for short-term rental properties. After years of using its Z-Wave switches, dimmers, smart plugs, water valves, and specialty devices across our properties, we’ve been consistently impressed by the company’s build quality, reliability, and practical design.

In fact, the Zooz Titan Water Valve is by far our favorite smart water shutoff device, and Zooz’s wall switches remain among our top recommendations for guest-facing lighting control.

We particularly appreciate the tactile feel of the switches, smooth dimming behavior, flexible 3-way wiring options, and thoughtful installation details. These are products we’ve used extensively, not devices we’ve simply tested for a few days.

Our biggest reservation isn’t really about Zooz hardware. It’s about the company’s continued focus on Z-Wave.

While Z-Wave has served us exceptionally well, installing and managing devices can sometimes be more complicated than using newer Matter-over-Thread alternatives. We’re also watching the changing smart-home hub market, where some newer controllers have moved away from including Z-Wave radios.

Our verdict: Zooz makes some of the best Z-Wave smart-home hardware we’ve tested. Its switches are among our preferred choices for rental properties, and the Titan is our top water shutoff recommendation. If your smart-home hub supports Z-Wave, Zooz deserves serious consideration.

Why We’re So Impressed With Zooz

At Rental Home Automator, we evaluate smart-home devices based on how well they work in actual rental properties.

That means we care about reliability, long-term durability, ease of maintenance, and guest usability more than novelty or an impressive feature list.

A smart switch should feel natural to operate. A water valve needs to work every time it’s commanded. A power switch controlling a dehumidifier can’t require constant troubleshooting.

Zooz has consistently performed well against those expectations.

Several things stand out across the products we’ve tested:

  • Excellent build quality: The switches feel substantial, and their controls are responsive and comfortable to operate.
  • Long-term reliability: We’ve used Zooz equipment throughout our properties for years with very few problems.
  • Guest-friendly design: Conventional paddle switches work the way guests expect.
  • Flexible installation: Many Zooz switches can work with existing mechanical 3-way switches rather than requiring expensive matching smart switches.
  • Useful configurability: Adjustable dimming, scene control, LED behavior, power restoration, and other advanced options make the devices adaptable.
  • Dependable Z-Wave connectivity: Compatible devices communicate through a local Z-Wave network rather than connecting individually to Wi-Fi.

We’ve tested many manufacturers over the years, and Zooz has earned our confidence.

That doesn’t mean every installation has been entirely trouble-free. But our overall experience has been overwhelmingly positive.

Our Long-Term Experience With Zooz Devices

Unlike a review based on a single newly installed device, our Zooz recommendations come from years of use.

We’ve installed Zooz switches throughout our properties and have operated the company’s smart power switches, Titan water valve, and other specialized equipment in real-world environments.

The valves we have never had an issue with. Ever. The switches have also held up extremely well.

We have occasionally discovered a switch that was no longer communicating with our Z-Wave network. In those situations, we couldn’t determine exactly when the connection was lost or whether the issue originated with the switch, SmartThings, or the network itself.

These instances have been infrequent enough that they haven’t meaningfully affected our confidence in Zooz.

Most of the time, the devices simply work.

That is exactly what we want from smart-home equipment at a property we’re managing remotely.

Zooz Devices We’ve Tested and Recommend

We’ve extensively tested the following Zooz product categories. Here are our recommendations and what makes each device useful for short-term rentals.

Zooz ZEN71 On/Off Switch — One of Our Favorite Wall Switches

Verdict: Highly Recommended

The Zooz ZEN71 is one of our favorite smart wall switches, especially for short-term rental properties.

We’ve used these throughout our properties for years, and they’ve been remarkably dependable. The paddle has an excellent tactile feel, the construction feels high-quality, and the switch operates exactly as a guest would expect.

We also appreciate the thoughtful installation design, including an accessible Z-Wave QR code on the mounting plate of the switches we’ve installed.

One of its biggest advantages is support for compatible standard mechanical 3-way switches. Rather than purchasing a second smart switch, you can often retain an ordinary 3-way switch at the other location, provided the wiring meets Zooz’s requirements.

The primary SmartThings consideration is installing the appropriate Zooz Edge driver to access all advanced settings. We’ve found that process straightforward.

Zooz Z-Wave Dimmers — Excellent Tactile Controls and Smooth Dimming

Verdict: Highly Recommended

We’re equally impressed with Zooz’s dimmer switches.

Beyond their excellent construction and tactile controls, one of our favorite features is the way the lights gradually brighten and dim rather than simply switching abruptly between on and off.

It’s a subtle detail, but it makes lighting feel much more polished.

Zooz also offers extensive adjustment options for dimming speed, ramp rates, brightness limits, and other behaviors on supported models.

Like the standard on/off switches, compatible Zooz dimmers can often be installed in 3-way circuits with an ordinary mechanical switch, although the correct wiring arrangement and specific model are important.

Our one wish is a more useful visual brightness-level indicator. The dimmers have configurable status LEDs, but we’d like a clearer indication of the current dimming level, particularly similar to the additional indicators available on some multi-control devices.

Overall, these are among our preferred dimmers for rental properties because they combine excellent physical controls with strong automation capabilities.

Zooz ZEN30 Double Switch — Perfect for Bathroom Lights and Fans

Verdict: Highly Recommended

The Zooz ZEN30 Double Switch is one of the most practical devices we’ve found for bathrooms.

It combines a full-size dimmer paddle with a smaller on/off button, allowing two compatible loads to be controlled independently from a single-gang wall box.

We’ve used it to control bathroom lighting with the main paddle and an exhaust fan with the smaller button.

This is an excellent solution when you want independent smart control without replacing the electrical box or installing additional switches.

The construction feels premium, the main paddle has the same satisfying operation we like about Zooz’s other switches, and both controls integrate with a compatible Z-Wave hub.

Its main drawback is the smaller secondary button, which can be harder to press and less obvious to unfamiliar guests.

Nevertheless, we think the design is excellent for bathroom fan-and-light combinations, provided the connected loads match the device’s electrical ratings.

Zooz ZEN15 Heavy Duty Power Switch — Reliable High-Load Control

Verdict: Highly Recommended for Suitable Equipment

We’ve used the Zooz ZEN15 Heavy Duty Power Switch extensively with whole-home dehumidifiers and have been very pleased with its reliability.

The ZEN15 is a straightforward device. It provides Z-Wave on/off control and energy monitoring for suitable connected electrical equipment, with a rated maximum load of 15 amps.

It doesn’t offer the polished appearance of an Eve Energy smart plug, but that’s not really the point.

For mechanical-room equipment and other higher-load applications, we care much more about dependable operation and appropriate electrical capacity.

Our ZEN15 units have done their jobs exceptionally well without requiring frequent attention.

It’s important to verify the connected appliance’s voltage, current draw, motor-starting characteristics, and safe restart behavior before installing any smart power switch. A 15-amp rating doesn’t automatically make a smart plug appropriate for every appliance.

Zooz ZEN55 DC Signal Sensor — A Clever Way to Monitor Existing Smoke Alarms

Verdict: Highly Recommended for Compatible Hardwired Alarm Systems

The Zooz ZEN55 is one of the most creative and practical smart-home devices we’ve tested.

Rather than replacing every existing smoke and carbon monoxide alarm with expensive smart models, the ZEN55 can monitor the signaling from certain compatible hardwired, interconnected alarm systems and report an alarm event to a Z-Wave hub.

We connected it to our existing smoke alarm system, and we really like the simplicity of the concept.

This gives us a way to receive remote notifications when an existing alarm system activates without replacing all the detectors throughout the property.

The ZEN55 does have some important limitations. It requires compatible hardwired alarms and proper electrical installation. It is also a supplemental monitoring device, not a replacement for required life-safety equipment, and remote notifications depend on the hub and notification system remaining operational.

For rental properties with an appropriate existing interconnected alarm system, we think it’s an outstanding addition.

Zooz Titan Water Valve — Our Favorite Smart Water Shutoff

Verdict: Highly Recommended | Our #1 Water Valve

The Zooz Titan Water Valve is, by a considerable margin, our favorite smart water shutoff device.

We’ve been using and testing the Titan for approximately three years, and it has been phenomenal.

The build quality is excellent, the motor feels powerful and substantial, and the valve has consistently responded to commands throughout our testing.

What really separates it from most competing devices is its mechanical design.

The Titan installs over an existing compatible quarter-turn ball valve without requiring the plumbing to be cut apart. Even better, the actuator can be removed quickly without tools, allowing direct access to the original valve handle when necessary.

That is an extremely important consideration for a rental property where access to water must be maintained even if smart-home equipment fails.

Its Z-Wave connectivity has also performed very well for us.

Our only significant wish is that Zooz would eventually offer a Zigbee or Matter-over-Thread version. Z-Wave itself has been reliable, but broader protocol availability would make this outstanding hardware useful with more smart-home systems.

Until we find something that can match its construction, reliability, and serviceability, the Titan remains our first choice for automated water control.

Why Z-Wave Has Worked So Well for Us

One reason we’ve remained loyal to Zooz is that Z-Wave has been an exceptionally reliable smart-home technology throughout our experience.

Although newer protocols receive more attention, Z-Wave remains a mature, established wireless standard.

A Dedicated Network Separate From Guest Wi-Fi

Z-Wave devices communicate through a compatible controller rather than each connecting to the property’s Wi-Fi network.

In North America, conventional Z-Wave uses a sub-GHz frequency band, avoiding much of the 2.4 GHz congestion associated with Wi-Fi, Zigbee, and Thread.

For rental properties with guests continually connecting phones, tablets, and computers, we appreciate having smart-home control on a separate radio network.

Z-Wave also doesn’t require every device to maintain its own manufacturer cloud connection.

Local operation can continue when supported by the hub and automation platform, although remote access and cloud-based integrations may still require Internet service.

Powered Zooz Devices Can Strengthen the Network

When added to a conventional Z-Wave mesh, powered Zooz devices such as switches, plugs, and certain controllers can help relay messages for other devices.

That can improve coverage throughout a property.

It’s one reason we’ve had good results using Z-Wave switches alongside Z-Wave locks and water valves.

Some newer Zooz devices also support Z-Wave Long Range, which uses direct hub-to-device communication rather than ordinary mesh repeating.

The specific capabilities depend on the device model, firmware, and controller.

Years of Dependable Performance

Our favorite argument for Z-Wave isn’t a technical specification.

It’s simply that we’ve been using these devices for years, and they’ve generally performed extremely well.

That track record matters more to us than whether a newer communication protocol looks more impressive on paper.

The Downsides: Z-Wave Can Be More Complicated

Despite our positive experience, Z-Wave isn’t perfect.

In fact, the challenges we’ve encountered with Zooz devices have generally been related to Z-Wave administration rather than the underlying hardware.

Inclusion and Exclusion Can Be Frustrating

Adding a Z-Wave device to a hub sometimes takes more effort than pairing a Zigbee or Matter device.

You may need to place the controller into inclusion mode, trigger the appropriate sequence on the device, and complete security authentication.

If the device was previously paired with another controller, it may need to be excluded before it can be added successfully.

We also sometimes encounter situations where a reset or exclusion takes multiple attempts.

It’s manageable once you’re familiar with Z-Wave, but it isn’t always as intuitive as scanning a Matter QR code and completing the setup.

SmartThings Edge Drivers May Be Necessary

Zooz offers extensive configurability, but not every advanced feature is automatically available through SmartThings’ default device support.

For certain devices, installing the appropriate Zooz SmartThings Edge driver is necessary to access the full range of settings.

These settings may include dimming speed, relay behavior, scene controls, LED indicators, power-restoration behavior, and other options.

Fortunately, we haven’t found this particularly difficult.

Once the correct driver is installed, Zooz devices offer an impressive level of customization.

For supported models, Zooz provides official SmartThings Edge drivers and installation guidance.

The Smart-Home Hub Market Is Changing

This is our biggest concern about continuing to expand a Z-Wave installation.

Not every modern smart-home hub includes a Z-Wave radio.

For example, the original Aeotec Smart Home Hub supports Z-Wave, while the newer Aeotec Smart Home Hub 2 focuses on Zigbee, Matter, and Thread without built-in Z-Wave support.

That creates an important consideration for anyone buying hardware today.

You can’t assume that a newer generation of a familiar smart-home hub will continue supporting the same protocols.

We don’t think Z-Wave is obsolete, and we certainly wouldn’t replace reliable Zooz hardware just because a newer protocol exists.

However, we’d verify long-term controller compatibility before investing heavily in a new Z-Wave installation.

Read our comparison of Z-Wave, Zigbee, and Matter for short-term rentals for a deeper discussion.

How Zooz Fits Into Our Short-Term Rental Automation System

Zooz is particularly valuable because several of its strongest products support essential rental operations rather than merely adding convenience.

We use smart-home devices to help properties respond appropriately to guest arrivals, departures, and vacant periods.

For example:

Water management: A Zooz Titan Water Valve can open before a guest arrives and close after checkout, according to the configured reservation and maintenance schedule.

Lighting: Zooz switches and dimmers can prepare entry, exterior, and selected interior lighting before a reservation.

Electrical equipment: Appropriate Zooz power switches can control supported appliances or equipment based on property needs.

Monitoring: A Zooz ZEN55 can provide supplemental alerts from compatible hardwired smoke or carbon monoxide alarm systems through the smart-home hub.

These devices can operate alongside other manufacturers’ equipment, such as Yale Z-Wave locks, ecobee thermostats, and Zigbee water leak sensors.

Rental Home Automator connects supported smart-home devices to Airbnb, Vrbo, and property-management booking calendars, allowing equipment to respond automatically to check-in, checkout, and vacancy periods.

Importantly, not every Zooz feature or SmartThings event is necessarily a direct Rental Home Automator automation. Some monitoring and specialty routines remain configured through the connected smart-home platform.

For the broader strategy, see our calendar-based rental automation guide, water shutoff automation guide, and lighting automation guide.

Frequently Asked Questions About Zooz Smart-Home Devices

Is Zooz a good smart-home brand?

Absolutely. Based on years of hands-on testing, Zooz is one of our favorite manufacturers of Z-Wave equipment.

Its switches, dimmers, Titan Water Valve, heavy-duty power switches, and specialized monitoring hardware have performed exceptionally well in our installations.

Are Zooz switches good for Airbnb properties?

Yes. We particularly like Zooz’s conventional paddle-style switches because they’re easy for guests to understand, feel well-built, and offer reliable smart-home control.

They’ve performed well in our properties over multiple years.

Does Zooz work with SmartThings?

Yes, provided you’re using a compatible SmartThings hub with Z-Wave support.

Some Zooz devices benefit from or require a specific SmartThings Edge driver to expose advanced capabilities.

Not every SmartThings-compatible hub contains a Z-Wave radio, so checking the exact model is essential.

Do Zooz switches require a second smart switch for 3-way circuits?

Often, no.

Many Zooz models support compatible ordinary mechanical 3-way switches at the other location.

However, the wiring arrangement must match the instructions for the specific Zooz model. Existing electronic dimmers and proprietary add-on switches should not automatically be considered compatible.

Is the Zooz Titan Water Valve worth it?

In our opinion, absolutely.

It’s the most impressive smart water shutoff we’ve tested, combining excellent construction, dependable motor operation, and a mechanical design that provides convenient access to the underlying plumbing valve.

For us, it’s one of the most valuable smart-home upgrades a rental property can have.

Is Z-Wave being replaced by Matter and Thread?

Matter and Thread are increasingly important, but Z-Wave continues to be supported by numerous manufacturers and smart-home platforms.

The bigger concern is that individual hub manufacturers may change which radios their new devices include.

We recommend verifying controller support instead of assuming every new hub works with older Z-Wave equipment.

Does Zooz require a manufacturer cloud account?

The Zooz Z-Wave devices we’ve tested connect through a compatible Z-Wave controller and don’t require an independent Zooz cloud service for basic communication.

However, remote control and some automations may still depend on the hub platform and Internet connectivity.

Final Verdict: Zooz Is One of Our Most Trusted Smart-Home Manufacturers

Few smart-home manufacturers have earned our confidence as consistently as Zooz.

After years of real-world use, we continue to be impressed by its thoughtful hardware design, practical features, and outstanding reliability.

We especially recommend its wall switches and dimmers for guest-facing lighting, the ZEN30 for combined bathroom light and fan control, the ZEN15 for suitable higher-load equipment, and the ZEN55 for adding remote monitoring to compatible existing smoke alarm systems.

And the Titan Water Valve remains in a class of its own among the water shutoff devices we’ve tested.

Our main hesitation is the long-term direction of Z-Wave support across newer smart-home hubs—not the quality of Zooz equipment itself.

If we were equipping a rental property with a capable Z-Wave system today, Zooz would be one of the first manufacturers we’d consider.

We haven’t personally tested every product in the company’s catalog, so we’re not extending that recommendation blindly to every Zooz device.

But based on the hardware we’ve installed and used extensively, we’re exceptionally impressed.

Make Your Zooz Devices Respond to Your Booking Calendar

Reliable smart-home hardware becomes even more useful when your property can prepare itself automatically for each reservation. Rental Home Automator connects supported smart-home devices with your booking calendar to manage lighting, water valves, guest access, thermostats, and other supported operations around guest stays.
